Petition Regarding BZA Application No. V-25-251 (2828 Vernon Road)

We, the undersigned, oppose the request to reduce the 60’ front setback to 20’ and the 30’ rear setback to 10’ at 2828 Vernon Road. These variances are unusually large and would negatively affect the surrounding properties.

Why We Oppose the Variance

There is a zoning adjustment application with extreme variance requests for a parcel on 2828 Vernon Road

Precedent

  • Extreme variances weaken zoning protections and encourage similar requests.

Impacts on Neighbors

  • Encroachment into the stream buffer raises stormwater and drainage concerns.

  • Reduced setbacks place the home too close to the street and adjacent properties, affecting privacy, sight lines, safety and compatibility with the neighborhood. The average front yard setback for Vernon Road is 85.1 feet and the median is 81.9 feet. 

  • Dramatically contrasts with scale and character of street and neighborhood

  • Could have potential negative impact on property values for neighbors given extreme nature of variance request

  • Safety, quality of life and neighborhood character could be impacted
